I can usually tell when someone has already fallen for Cardiff. They stop asking about Encinitas in general and start asking about one stretch of Coast Highway 101. They mention a sunset at Cardiff Reef, a sandwich from Seaside Market, or a walk along the lagoon. Then they open a home search for “Cardiff” and get three different answers depending on which website they use.
That’s the frustrating part. Cardiff-by-the-Sea isn’t its own city. It’s one of the five communities that make up the City of Encinitas, it has its own ZIP code (92007), and real estate sites draw its boundaries differently. So the numbers you see online don’t always describe the streets you actually toured.
Here’s the short answer. Yes, Cardiff is a great place to live if you want a small, walkable beach village with state beaches, a lagoon reserve and its own small elementary school district, and you’re prepared to buy in the low-to-mid $2 millions. Redfin’s MLS-based data puts Cardiff’s median sale price at about $2.5 million for the three months ending September 2026.
If you’re thinking of making the move, here’s how I’d walk you through the decision.
๐ Is Cardiff-by-the-Sea a Good Place to Live?
Cardiff-by-the-Sea is a good place to live for people who want a relaxed surf-town pace, beach and open-space access on all sides, and a small elementary school district, inside a city with full services. It sits at the south end of Encinitas, with the Pacific to the west and San Elijo Lagoon and the beach to the south.
๐ Daily life between the reef and the lagoon
Most of my Cardiff buyers describe their ideal week the same way. Morning surf or a walk at Cardiff State Beach. Coffee and errands near San Elijo Avenue. Dinner on Restaurant Row, the strip of oceanfront restaurants along Coast Highway 101 near the mouth of San Elijo Lagoon.
The outdoor options are the real draw. Cardiff State Beach is a 507-acre state park beach established in 1949. Just north, San Elijo State Beach has an oceanfront campground that books up well in advance. Surfers know the breaks by name: Cardiff Reef, Seaside Reef and Pipes.
Then there’s the San Elijo Lagoon Ecological Reserve, 915 acres of protected wetland with about eight miles of trails and a nature center that opened in 2009. Very few beach towns have that much open space at their edge.
๐ก The small-town details locals care about
Cardiff still feels like a neighborhood, not a resort. Seaside Market, a family-owned grocery, has been there since 1985. The surfer statue locals call the “Cardiff Kook” is, in the words of San Diego’s tourism site, “often criticized, and sometimes revered.”
The street names tell the town’s story. Boston developer J. Frank Cullen bought the land in 1909, and his wife Esther, who was from Cardiff, Wales, named the town and many of its streets after British cities, including Birmingham, Oxford, Chesterfield and Manchester. The Composer District has twelve streets named for musicians.
๐งญ Cardiff is part of Encinitas, and that matters
In 1986, Cardiff joined Leucadia, Olivenhain and Encinitas to incorporate as the City of Encinitas. Your city council, permits and city services all run through Encinitas.
Where Cardiff keeps its own identity is the 92007 ZIP code and its own elementary school district. When a listing says “Cardiff,” I always confirm which school district and which side of the freeway it’s on before we tour.
๐ฐ How Much Does It Cost to Buy a Home in Cardiff?
The typical Cardiff home sells for around $2.5 million. Redfin reports a median sale price of about $2.5 million for the three months ending September 2026, up 10.5% from a year earlier, with 32 homes sold in September.
๐ Read the Cardiff numbers carefully
With roughly 30 sales a month, Cardiff’s median moves around. Notice that Redfin’s median price per square foot actually fell 4.1% over the year, to about $1,290. When the median price rises but price per square foot falls, it usually means larger homes made up more of the sales mix, not that every home gained 10%.
The market is active but not frantic. In September 2026, Cardiff homes sold in a median of 29 days. About 25.7% sold above list price, 30.2% had a price drop, and homes sold for about 97.9% of list price on average, per Redfin. Redfin rates Cardiff “Somewhat Competitive,” with a Compete Score of 68 out of 100.
If you’re moving to Cardiff, that’s a workable market. Well-priced homes still move in about a month, but you can often negotiate on homes that are overpriced or need updating.
One more caution. Redfin has two separate pages, “Cardiff” and “Cardiff-by-the-Sea,” and their boundaries differ. I’m using the “Cardiff” page because it reports current sales data. For a specific street, I pull closed MLS sales myself.
๐ Cardiff compared with its coastal neighbors
Most people I work with who are moving to the coast aren’t choosing between Cardiff and somewhere across the country. They’re choosing between Cardiff and the beach towns on either side of it.
The table below compares Cardiff with Leucadia, the Encinitas community north of downtown; the City of Encinitas as a whole; and Solana Beach, just across San Elijo Lagoon to the south. Every figure comes from Redfin’s MLS-based housing-market pages.
A few notes on how to read it. Median sale prices are for the most recent three months Redfin reports: three months ending September 2026 for Cardiff, Leucadia and Solana Beach, and three months ending August 2026 for the Encinitas citywide page. Homes sold is for that same latest single month. The Compete Score is Redfin’s 0 to 100 measure of market competitiveness.
Cardiff and Leucadia each had about 30 sales in their latest month, so treat their rows as a sense of scale, not a forecast for one street. Redfin’s neighborhood boundaries may also differ from how a listing describes a home.
| Area | Median sale price (3 months) | Change from a year earlier | Median days on market | Homes sold (latest month) | Sold above list | Compete Score |
|---|---|---|---|---|---|---|
| Cardiff (Encinitas) | $2.5M (ending Sep 2026) | +10.5% | 29 | 32 | 25.7% | 68, Somewhat Competitive |
| Leucadia (Encinitas) | $2.6M (ending Sep 2026) | +5.0% | 30 | 28 | 22.2% | 54, Somewhat Competitive |
| City of Encinitas (all) | $2.1M (ending Aug 2026) | +2.8% | 24 | 158 | 35.1% | 73, Very Competitive |
| Solana Beach | $2.0M (ending Sep 2026) | +9.5% | 32 | 50 | 16.3% | 74, Very Competitive |

The takeaway I share with clients: Cardiff and Leucadia sit at a premium to Encinitas as a whole, largely because so much of their housing sits close to the beach. Solana Beach comes in a bit lower at the median and puts you closer to Del Mar.
๐ซ What Schools Serve Cardiff-by-the-Sea?
Cardiff has its own small elementary district, the Cardiff School District, which serves kindergarten through sixth grade at two campuses: Cardiff Elementary and Ada Harris Elementary. Older students move on to the San Dieguito Union High School District.
๐ A two-school elementary district
The Cardiff School District enrolled 632 students in 2020โ21, according to Wikipedia’s summary of district data. For many of the families I work with, that small scale is the reason they focus on Cardiff in the first place.
Here’s the detail that trips people up. A 92007 address doesn’t automatically mean the Cardiff School District. Boundaries follow district lines, not ZIP codes, so I have every family confirm the assigned school with the district before we write an offer.
๐ Middle and high school
The San Dieguito Union High School District serves Cardiff for grades 7 through 12. The district’s posted attendance policy places the Cardiff and Encinitas elementary districts in the La Costa Canyon High School attendance area. San Dieguito High School Academy in Encinitas accepts a limited number of students from across the district through an application process.
High school selection rules have changed over the years, so ask the district how they apply to your address and your child’s grade.
๐ง What Are the Downsides of Living in Cardiff?
The main trade-offs in Cardiff are price, limited inventory, coastal flooding exposure near the beach and lagoon, and summer beach traffic along Coast Highway 101. None of these stop most of my clients, but anyone moving to Cardiff should understand them before choosing a street.
๐ Coastal flooding and the Highway 101 shoreline
Redfin’s climate data, from First Street, estimates that 3% of Cardiff properties, about 114 homes, are likely to be severely affected by flooding over the next 30 years. That’s a small share, but the risk is concentrated in low-lying areas near the beach and lagoon.
The City of Encinitas and California State Parks finished the Cardiff State Beach Living Shoreline Project in May 2019. It restored dunes over a buried rock barrier to help protect Coast Highway 101 from flooding and erosion, and added a pedestrian path.
For any home near the water, I have buyers check the FEMA flood zone, get insurance quotes early in escrow and read the Natural Hazard Disclosure line by line.
๐ The rail corridor and the Coastal Rail Trail
The coastal rail line runs north-south through Cardiff, close to San Elijo Avenue. Homes nearest the tracks hear the trains, so I always suggest visiting at different times of day.
The upside is the Coastal Rail Trail. A 1.3-mile path from Chesterfield Drive to the Santa Fe Drive undercrossing opened in May 2019, and SANDAG lists the next 0.4-mile section, from Santa Fe Drive to E Street, with construction planned for 2027.
๐ Summer crowds and limited inventory
On warm weekends, beach traffic and parking along Coast Highway 101 get tight. And with about 30 sales a month, the right house may take patience. I tell anyone moving here to get pre-approved and to see a few homes before they’re ready to buy, so they recognize a good one quickly.
๐บ๏ธ How to Decide If Cardiff Is the Right Fit for Your Move
The people who end up happiest in Cardiff answer three questions honestly before they tour. I walk almost every client through this when they’re thinking of moving to the 92007 ZIP code.
- How close to the beach do you want to live? If walking to the sand matters most, we focus on the blocks closest to Coast Highway 101 and San Elijo Avenue. If you want more space and views, the hillside streets farther east often fit better.
- Is the Cardiff School District a must? If yes, we start with the district boundary, then search inside it.
- Cardiff, Leucadia or Solana Beach? If you love the vibe but not the inventory, Leucadia and Solana Beach offer similar coastal lifestyles. I’d rather you see all three than settle too soon.
If you’re coming from a big city, you’re in good company. Redfin’s migration data shows Los Angeles homebuyers searched to move into Encinitas more than buyers from any other metro, followed by San Francisco and Chicago. Redfin notes that this reflects its users’ searches, not actual moves.
