What’s Happening in Carlsbad Village This Fall🍁 🍂

Every November, on faire Sunday, a buyer somewhere in coastal North County tries to drive to a showing in Carlsbad Village and can’t. The roads are closed, the sidewalks are packed, and the smell of kettle corn is drifting down Grand Avenue.

That moment is more useful than any listing sheet. A listing tells you square footage. A fall Sunday in Carlsbad Village tells you what your weekends, your traffic and your neighbors will actually be like.

Here’s the short answer if you’re searching for Carlsbad Village events this fall: the big one is the Carlsbad Village Street Faire on Sunday, November 1, 2026, from 8 a.m. to 4 p.m. Before that, the City of Carlsbad hosts a free Día de los Muertos celebration at Leo Carrillo Ranch on Saturday, October 31. The State Street Farmers’ Market runs every Wednesday afternoon. And a few bigger city projects, from a rebuilt Monroe Street Pool to the new Veterans Memorial Park, are changing what it means to live in Carlsbad.

I’ve sold homes in coastal North County since 2003, and my office is in Carlsbad. This is the local version, with dates checked against official sources and a real-estate read on each one.

What Are the Biggest Carlsbad Village Events This Fall?

The Carlsbad Village Street Faire on November 1 is the main event, followed by Día de los Muertos at Leo Carrillo Ranch on October 31 and the weekly State Street Farmers’ Market on Wednesdays. Together they show you the Village at its busiest and at its most neighborly.

The Carlsbad Village Street Faire: Sunday, November 1

The Carlsbad Chamber of Commerce hosts the faire twice a year, in May and November. Visit Carlsbad lists the fall 2026 date as November 1, from 8 a.m. to 4 p.m., with more than 750 vendors selling arts and crafts, antiques and clothing. It has run since 1975 and calls itself one of the largest street fairs in the United States.

The Chamber’s event page adds an international food court, kids’ rides, an entertainment stage and a beer garden, and says the faire draws more than 100,000 visitors each time.

Two practical notes from that page. Parking in the Village is limited, so the Chamber runs free shuttles about every 15 minutes from the Shoppes at Carlsbad and from the Poinsettia Coaster Station. And the bike valet that usually runs on Roosevelt Street is not available in 2026, so plan on locking up your own bike.

Día de los Muertos at Leo Carrillo Ranch: Saturday, October 31

The City of Carlsbad hosts a free, all-ages Día de los Muertos celebration at Leo Carrillo Ranch Historic Park from 10 a.m. to 2 p.m., according to the KPBS event listing. There’s storytelling in the hacienda, a community ofrenda honoring the Carrillo family, Ballet Folklorico at 11 a.m. and a family concert at 12:30 p.m.

The ranch sits in south Carlsbad, not the Village, but I include it because it’s one of the city’s best-kept secrets. The decorated adobe stays up the week before and after, so you can tour it during regular park hours.

The State Street Farmers’ Market: Every Wednesday

The State Street Farmers’ Market runs Wednesdays from 2:30 to 7 p.m. where State Street meets Grand Avenue. The Carlsbad Village Association lists 58 vendors, including 18 certified growers, and says the market is at full capacity.

This is the event I tell relocators to visit first. The faire is a spectacle. The market is a Wednesday. If you can picture yourself walking there after work, the Village is probably your place.

What’s Changing in Carlsbad This Fall?

Three city projects matter most right now: the rebuilt Monroe Street Pool, expected to reopen this month; the 93.7-acre Veterans Memorial Park, which broke ground in July; and a steady stream of new hotels and restaurants. Each one changes daily life in a specific part of town.

Monroe Street Pool is close to reopening

The Monroe Street Pool, which sits next to the Carlsbad High School campus, closed in March 2025 for a full rebuild. In a July 17, 2026 update, the city said the project was on track for late summer to early fall, with 50% more lanes, new locker rooms, more shade and seating.

In remarks reported October 1, the city manager said he expected the pool to reopen in October, pending final approvals. I haven’t seen an official reopening date yet, so check the city’s Monroe Street Pool page before you go.

Veterans Memorial Park broke ground in July

Carlsbad broke ground on Veterans Memorial Park on July 6, 2026. The city says the 93.7-acre park near Faraday Avenue and Cannon Road will keep more than half of its land as protected habitat. Plans include a memorial plaza, trails, lookout points, playgrounds, picnic areas and the city’s first bike park.

KPBS reported that it will be the city’s largest community park, with views of Agua Hedionda Lagoon, and is expected to be finished by July 2028.

New places to eat and stay

Hotel Solea, an Autograph Collection hotel in the former Sheraton Carlsbad on Grand Pacific Drive, opened March 4, 2026 with 201 rooms and an Italian restaurant called Verise. In the Village, the Venice-inspired wine bar Bacari has filed for a space at 560 Carlsbad Village Drive. No opening date had been announced as of that January report, so treat it as coming, not here.

What a Street Faire Sunday Tells You About Living Near the Village

Living within walking distance of Carlsbad Village means you trade a few blocked-off Sundays a year for a downtown you can reach on foot the other 360 days. Buyers who understand that trade early make better decisions about which street to buy on.

The road closures are real, and they’re predictable

On faire day, the closures are wide. For the November 2025 faire, the Carlsbad Village Association listed closures from 4 a.m. to 8 p.m. on Grand Avenue from Carlsbad Boulevard to Jefferson Street, plus stretches of State, Roosevelt, Madison and Washington Streets and Christiansen Way. The 2026 map should look similar, but confirm it before November 1.

If you live inside that box, you either stay put or leave early. Plenty of Village residents simply walk over and make a day of it. Others treat it as the perfect excuse for a beach day in Encinitas.

Which streets feel the Village most

Homes in Olde Carlsbad and the Barrio, the blocks around Roosevelt, Madison and Jefferson, get the most walkability and the most event-day noise. A little farther out, toward Highland Drive and the hills east of I-5, you get quieter streets and a 10- to 15-minute walk to State Street.

Here’s a buyer pattern I see often. Out-of-area buyers fall for the Village on a busy weekend and want to be in the middle of it. Then they live through a few events and realize they’d rather be four or five blocks away. If you’re unsure, rent short-term in the Village before you buy, or visit on a Wednesday and again on faire day.

What sellers should know about event weekends

If your home is inside the closure zone, skip the open house on faire day, because buyers can’t get there. The weekend after is a different story. A Sunday spent wandering the Village is exactly what gets some visitors thinking about living here, so a well-timed listing right after the faire can catch that interest.

What Are 92008 Home Prices Doing This Fall?

In September 2026, the median sale price in Carlsbad’s 92008 ZIP code was about $1.74 million, down 2.9% from a year earlier, according to Redfin’s MLS-based data. But sales were up 27.5%, and homes sold faster than last year. That’s a market with more activity, not a market in trouble.

The numbers, in plain English

Redfin’s September 2026 figures for 92008 show 87 homes sold, up from 68 a year earlier. The median home sold in 41 days, down from 46. Homes sold for 99.4% of list price on average, and 42.3% sold above list, up 21.8 points from last year.

For comparison, Carlsbad as a whole had a September median sale price of about $1.55 million, up 1.8% year over year, with 334 sales and a 35-day median, according to Redfin’s Carlsbad page.

Read the small numbers carefully

A single ZIP code with fewer than 100 sales a month can swing a lot depending on what sold. Redfin shows 92008’s median price per square foot up 26.7% over the three months ending September, while the median sale price fell. When those two numbers point in opposite directions, it tells me the mix shifted toward smaller, pricier-per-foot homes near the coast, not that values jumped a quarter in a year.

My read for buyers and sellers

Redfin shows 31.8% of 92008 homes had a price drop, down 13.8 points from last year. Sellers who price right are getting near full price. Sellers who test the market high are still cutting. Buyers have more homes to choose from than a year ago, but the well-priced ones near the Village still move.

Carlsbad Village Fall 2026 Calendar at a Glance

If you’re visiting, relocating or just trying to plan around the crowds, here’s everything in this post on one page. I built it so you can see two things at once: when each event or change happens, and what it tells you about daily life nearby.

A few notes on how to read it. Dates come from the official or primary source linked in each section above, and I checked them on October 19, 2026. Anything without a confirmed date says so, because I’d rather tell you I don’t know than guess. The Rotary Club’s holiday tree lighting at the Village Faire shopping center on Carlsbad Village Drive is usually in early December. The 2025 lighting was the 40th, but I haven’t seen the 2026 date posted, so it’s not in the table.

The last column is my take as a local agent, not something from the event organizers. Use it as a starting point for your own visit.

Village parking is limited, so the Chamber runs free shuttles about every 15 minutes from the Shoppes at Carlsbad and the Poinsettia Coaster Station. The bike valet isn’t running in 2026. If you can walk or take the Coaster, do.

Is it noisy to live in Carlsbad Village?

On event days and weekend evenings, the blocks closest to State Street and Grand Avenue can be busy and loud. A few blocks east, toward Highland Drive, streets are much quieter but still walkable to the Village. Visit at different times before you decide.

The September 2026 median sale price in 92008 was about $1.74 million, down 2.9% year over year, per Redfin. Sales were up 27.5% and homes sold faster, so it’s more of a shift in what sold than a broad drop in values.
