A lot of my Del Mar conversations start the same way. Someone visited for a wedding or a week at the races, walked Camino del Mar at sunset, and went home thinking, “We could actually live there.” Then they open a home search for “Del Mar,” see a townhome listed next to a bluff-top estate priced several times higher, and realize they don’t understand what they’re looking at.
That confusion is fair. “Del Mar” means two things. There’s the City of Del Mar, a tiny beach town of just under 4,000 people. And there’s the 92014 ZIP code, which also covers neighborhoods that are part of the City of San Diego.
So here’s the short answer. Yes, Del Mar is a wonderful place to live if you want a small, walkable beach town and you can buy at the top of the coastal North County market. The median sale price in the City of Del Mar was about $4.1 million over the three months ending August 2026, according to Redfin’s MLS-based data. If you want the Del Mar lifestyle with more homes to choose from, nearby Del Mar Heights, Carmel Valley and Solana Beach often fit better.
Here’s how I walk relocators through the decision.
๐ Is Del Mar, CA a Good Place to Live?
Del Mar is a good place to live for people who value a quiet, walkable beach village and can afford one of the most expensive coastal markets in San Diego County. It’s the least populated city in the county, with 3,954 residents in the 2020 Census on about 1.7 square miles of land, per Wikipedia’s summary of Census data. That small scale is the whole appeal.
๐๏ธ Daily life in a town you can walk across
Most of the City of Del Mar sits between the San Dieguito Lagoon to the north and the Torrey Pines bluffs to the south. Camino del Mar runs through the village, with coffee, restaurants and shops within a few blocks of the beach. Seagrove Park and Powerhouse Park sit on the bluff near the foot of 15th Street, and on a clear evening it feels like the whole town shows up there.
Dog owners love North Beach, often called Dog Beach, which runs from 29th Street up to the Solana Beach line. Torrey Pines State Natural Reserve is just south of town. Del Mar is one of only two places where the Torrey pine grows naturally, and the city treats the tree as a protected symbol.
๐ฅ Who tends to thrive here
The relocators I see happiest in Del Mar usually fall into a few groups:
- Empty nesters and downsizers who want to walk to dinner and the beach, and don’t need a big yard.
- Second-home and work-from-home buyers who care more about the setting than square footage.
- Families who chose a specific school and found the right house inside that boundary (more on that below).
The people who struggle are usually the ones who want space, newer construction and a short drive to everything at a Carmel Valley price. That’s a different part of 92014.
๐ Where relocators are coming from
Redfin’s migration data for January through March 2026 showed Los Angeles and San Francisco as the top two metros of homebuyers searching to move into Del Mar, followed by Washington, DC, Chicago and Seattle. Redfin notes this reflects searches by its users, not actual moves. That matches what I see: many Del Mar buyers already know California prices and are trading big-city intensity for a slower coastal pace.
๐ฐ How Much Does It Cost to Buy a Home in Del Mar?
Buying in the City of Del Mar takes a budget in the millions. Redfin reports a median sale price of about $4.1 million over the three months ending August 2026, up 82.6% from a year earlier, with 19 homes sold in August. That jump is a small-sample effect, not a sign that values nearly doubled.
๐ Why the Del Mar numbers swing so much
With fewer than 20 sales in a month, one oceanfront estate or a run of condos can move the median dramatically. Notice that Redfin’s median price per square foot actually fell 18.5% over the same period, to about $1,700. When the price per square foot falls and the median rises, it usually means bigger, pricier homes happened to sell, not that every home gained value.
So I never quote the citywide Del Mar median as “what a house costs.” I pull the last six to twelve months of closed sales on your target streets instead.
โ๏ธ A market where the house has to be right
The City of Del Mar is slower and more selective than its neighbors right now. In August 2026, homes spent a median of 58 days on the market, down from 81 a year earlier. Only 15.8% of homes sold above list price, and 41.2% of listings had a price drop, per Redfin. Redfin rates Del Mar “Somewhat Competitive,” with a Compete Score of 44 out of 100.
For relocators, that’s useful. Well-priced homes still move quickly (Redfin’s “hot homes” go pending in about 13 days), but buyers here have room to negotiate on homes that are overpriced or need work.
๐ Del Mar compared with its 92014 neighbors
Here’s the comparison I share most with relocators deciding between the City of Del Mar and the areas around it. I pulled Redfin’s housing-market data for the City of Del Mar, two nearby City of San Diego neighborhoods (Del Mar Heights and Carmel Valley), and Solana Beach, the next beach town north.
All four rows use data through August 2026. Prices are Redfin’s median sale price for the three months ending August 2026. Days on market, homes sold and the share selling above list are for August alone. The Compete Score is Redfin’s 0 to 100 measure of how competitive the market is.
Two cautions. Del Mar and Del Mar Heights each had fewer than 25 sales in August, so treat their rows as a sense of scale, not a forecast for a particular street. And Redfin’s Carmel Valley and Del Mar Heights pages use their own neighborhood boundaries, which may not match how a listing describes a home.
| Area | Median sale price (3 months) | Change from a year earlier | Median days on market | Homes sold (Aug) | Sold above list | Compete Score |
|---|---|---|---|---|---|---|
| City of Del Mar | $4.1M | +82.6% (small sample) | 58 | 19 | 15.8% | 44, Somewhat Competitive |
| Del Mar Heights (City of San Diego) | $2.5M | +16.6% | 35 | 23 | 31.7% | 80, Very Competitive |
| Solana Beach | $2.0M | +6.7% | 36 | 46 | 20.0% | 73, Very Competitive |
| Carmel Valley (City of San Diego) | $1.9M | +9.7% | 22 | 108 | 38.0% | 80, Very Competitive |

๐ What’s the Difference Between Del Mar and a “Del Mar” Address?
A “Del Mar, CA 92014” mailing address does not mean a home is in the City of Del Mar. The ZIP code also covers parts of the City of San Diego, including Del Mar Heights. Carmel Valley, just east, is also part of the City of San Diego and is often shopped alongside Del Mar. Which city you’re in affects your local government, city services and the feel of daily life.
๐บ๏ธ How the 92014 ZIP code got confusing
When the City of San Diego annexed land around the original Del Mar area, it named part of it Del Mar Heights, and the homes kept their Del Mar mailing addresses. Wikipedia notes that Del Mar postal addresses do not match the incorporated city’s boundaries.
In practice, I see relocators fall in love with a listing that says “Del Mar,” then learn it’s a 15-minute drive from the village. Neither is better. They’re just different lives.
๐งญ Three questions I ask before we tour
Before a relocator tours a single home, I ask:
- Do you want to walk to the beach and the village most days? If yes, focus on the City of Del Mar and the blocks closest to Camino del Mar.
- Is a specific school a must? If yes, we start with the attendance boundary, then find homes inside it.
- How much house do you need for the budget? If you want four or more bedrooms and a yard, Del Mar Heights, Carmel Valley or Solana Beach usually stretch your dollars further.
๐ Schools for relocating families
Elementary students in the area are served by the Del Mar Union School District, which lists nine schools, including Del Mar Heights School, Del Mar Hills Academy, Ashley Falls, Carmel Del Mar, Ocean Air, Pacific Sky, Sage Canyon, Sycamore Ridge and Torrey Hills. Older students attend schools in the San Dieguito Union High School District.
Assigned schools depend on the exact address, not the ZIP code. I always have families confirm boundaries directly with the district before writing an offer.
๐ง What Are the Downsides of Living in Del Mar?
The biggest trade-offs in Del Mar are the price, the small number of homes for sale, summer crowds from the Del Mar Fairgrounds, and long-term questions about the coastal bluffs and the rail line that runs along them. None of these are deal-breakers for most of my clients, but every relocator should weigh them before buying.
๐ Fair season and racing season
The Del Mar Fairgrounds has hosted the San Diego County Fair since 1936, and thoroughbred racing began there the following year. The 2026 summer racing season ran July 17 through September 7, per the Del Mar Thoroughbred Club. Del Mar also hosted the Breeders’ Cup in 2025.
Locals love the energy, and plenty plan their summers around opening day. But traffic on Via de la Valle, Jimmy Durante Boulevard and the I-5 interchange gets heavy during big events. If you’re buying near the Fairgrounds, visit on a busy weekend before you commit.
๐ The rail line on the bluffs
The coastal rail line runs about 40 feet above the beach along the Del Mar bluffs for roughly 1.7 miles, and erosion has been an ongoing concern. SANDAG’s LOSSAN Rail Realignment project is studying moving the tracks off the bluffs. The project is in environmental review, with alignments under study that include routes under Crest Canyon and under Camino Del Mar. The state provided $300 million in 2022 to carry the work through environmental clearance and final design, and no alignment has been chosen.
If you’re buying near a possible route, this deserves real attention. I point buyers to SANDAG’s maps and the City of Del Mar’s rail project page early in the process.
๐ Flood and coastal risk
Redfin’s climate data, from First Street, estimates that 19% of properties in Del Mar, about 275 homes, are likely to be severely affected by flooding over the next 30 years. That risk is not spread evenly, so it has to be checked home by home.
For any home near the water or the lagoon, I have buyers check the FEMA flood zone, get insurance quotes during the inspection period, and read the Natural Hazard Disclosure carefully.
๐ Commuting and getting around
The old Del Mar train station closed in 1995. Today the nearest Coaster and Amtrak Pacific Surfliner stop is the Solana Beach station, about two miles north. Many residents drive I-5 to jobs in Sorrento Valley, UTC or downtown San Diego, so test your commute at rush hour before you buy.

Choosing between the City of Del Mar, Del Mar Heights, Carmel Valley and Solana Beach is one of the most common conversations I have with relocators, and it’s always easier with real sales data on your target streets in front of you. I’ve helped buyers across coastal North County since 2003, and I’d love to help you figure out which version of Del Mar fits the way you want to live, from school boundaries to commute times to which blocks feel like the village.
